The Vision:

To remove from the ground floor, side elevation, an existing uPVC lean-to that was currently being used as an uninsulated, utility and store and replace it with a purpose-built, design-driven, all singing, all dancing laundry, storage and ground floor bathroom facility. Taking the rear section of the large, unused, integral garage was a perfect solution; an easy way to make use of this houses existing footprint which was not currently being utilised to its full capacity. The garage conversion would provide the space this family desperately needed to realise their vision but with minimal mess and disruption to an already extremely busy household, would be a simple and cost-effective option and as a bonus could be achieved within a relatively short timeframe.

The Process:

Having carefully demolished the old side extension we infilled existing openings using insulated cavity wall construction and made good all disturbed finishes. New openings were created in existing walls and reinforced with concrete lintels. Timber stud partitions were formed next and then insulated, fireline boarded and finished with skim to both sides. The existing uninsulated concrete floor slab was converted into an insulated floor to run in line with the newly formed floor, to include new floor joists, Kingspan and chipboard. As we continued with the fitting of new uPVC windows and doors our electrical and plumbing teams arrived on-site and upgraded the mains board, ran cabling ready for installation of an extraction system, lighting, underfloor heating and power points and plumbed in all necessary supplies to receive the sanitaryware. Skirtings, architraves and internal doors went in next, tiling completed, and flooring laid we were ready to fix the new units to the utility area and the bathroom suite in place.

The Result

Multi-functional but with a sleek, sophisticated look that now complemented the style throughout the rest of the home! This utility and storage space was no longer an afterthought attached to the side of the house but a fully integrated part of the home which considering that laundry chores are a never-ending task, and especially when you are a young family of sport playing enthusiasts, is exactly what it should be. Boasting underfloor heating, a super stylish decor and a practical tiled floor for easy mopping, this finished project has made life so much easier and dare we say makes daily laundry chores a lot more pleasant to undertake when in such a beautifully designed environment.
